The Hanseatische Gesellschaft Hamburg, with 45 years active involvement in luxury properties on the northern Costa Blanca, is, therefore, keeping its finger on the pulse. With the construction of villas, which represent authentic style, the company is following a future-orientated path. Our principle: with ever-changing markets and trends, it must always be about offering optimal and modern solutions for house purchasing. And, of course, at the same time, one must not forget the long-term desirability and stability in value of a property.
The steps to a dream home
It is our fundamental principle that, for a house construction, a good mutual trust, with an open exchange of opinions, between the client and our team, is of great importance.
This stage already begins with the property’s choice of location. Above all, what is of concern here is to correctly comprehend, on a mutual basis, the potential of a plot, with regard to structural possibilities. There are concrete examples: The Hanseatische Gesellschaft Hamburg has already implemented the concept of the modern designer-villa, most notably, on its fully developed building plots in the exclusive residential park of Monte Olimpo, in Javea, on the northern Costa Blanca, where approximately 25 villas have already been built. Anyone who does not find this location appealing, may also build their villa with us in another spot, though good building plots in the Javea and Moraira area are, presently, extremely rare.
It is very important to be aware of a client’s accommodation requirements before concerning ourselves with floor-plan layout. For example, recreational activities, the number of future occupants, the family composition or intended rentals can all play a part. The resulting devised floor-plan must now be brought into line with the designer study of the villa. Our team will be there by your side with creativity and professionalism. Costs will also be included in this creative phase, and, at the same time, adherence to building regulations will, of course, be taken into account.
You will always be on the safe side with us; when the floor-plan has been devised, you will be presented with a three dimensional perspective of the villa, in order that, from the outset, you will know exactly how your home will look. Following complete preparation of all documentation and the aforementioned 3D-model, you will receive, from us, a fully-inclusive price for the entire house building project, inclusive of exterior areas. The purchase will be finalized in a privately composed purchase contract. On conclusion of the contract ten per cent of the purchase sum will be due, following which, the plot will be legally registered in the buyer’s name in the land register.
Further payments will follow as construction progresses, although respective amounts will only be due following completion of a specific construction phase.
The cool look of the modern
We stand for individual solutions with innovative design, and, undoubtedly, those are the guiding principles in the development of every new villa. The architecture is contemporary and elegant, with open floor-plans, high ceilings and a scaled-down style, frequently with kitchen and sitting room merged within the spacious room layout. But, however large the villa is planned to be, there are also parts of the house to which the occupier can retreat, with, for the most part, fitness-areas, four bedrooms and four bathrooms on hand.
Clear and discreet lines, rectangular designs and bright rooms characterize the visual aspect, while the light-flooded villas are frequently glazed from floor to ceiling and on several sides, the modern, specialist glazing opening up the house to the outside and the terrace and the Mediterranean scenery. The under floor heating conveys, not only comfort, but also an aesthetic benefit, as no heaters are on show to spoil the appearance.
The motto of the technology is “state of the art”, resulting in an extensive home-automation which supplies, outstandingly, the stylistic components of the villas. In particular, unique scenic settings can be created by means of different sources of light, inside and outside the houses.
The properties open out to a terrace, and the unpretentious facades are characterized by glass fronts, as well as an angular or cubist-shaped finish formed by concrete. The eye-catching aspect of the exterior areas is wholly the infinity-pool, which follows an avant-garde design style, and railings and balustrades throughout the exterior areas are, likewise, of glass, so that the panoramic view of the sea and across the Mediterranean coastal landscape remains unspoilt. The entire concept conveys spaciousness and contemporary aesthetics, the proportions are just right and the materials, such as glass, high-grade steel and concrete, blend together harmoniously, inside and out. Our futuristic constructions are standing out, quite convincingly on the Costa Blanca, from traditional villas and their more rustic style elements.
The foundations are made with single footings or slabs, according to Structural Concrete Specifications (EHE).
The structure is made with pillars and reinforced concrete and/or iron beams. The floor joists are armed in situ with concrete in accordance with the Structural Concrete Specifications (EHE).
The sewage disposal and/or rainwater collection system is done by means of suspended and/or buried PVC collectors.
Half a foot hollow brick closure, thermal and acoustic insulation cavity, and double hollow brick wall. Facade according to design; can be coated in a single layer waterproof coating and/or a porcelain or natural stone coating.
Mixed tile sloping roofs, thermal insulation chamber. Flat roof areas covered with a waterproof EPDM rubber and extruded polystyrene.

The new-build is always a matter of trust. We, nevertheless, furnish you with all the guarantees available, in order that you may calmly enjoy the progress of the project. You are, from the beginning, the owner of the building land. We build on your property and the payments follow only when a particular building phase is finished and you are in control of this.
With the exception of value-added-tax and land transfer tax, as well as notary and land register entry fees, all costs are included in the project price, inclusive of the building licence and the architect’s fees.
The execution of the construction will be supervised by an independent authority, the noteworthy assessment and certification body SGS. The villa will be delivered with a ten year guarantee against structural defects.
